1. Connect a bank account

Online rent collection starts with a payout account. With Sumio, you connect your bank through Stripe, which verifies your identity and handles the money movement. Once connected, rent paid online lands directly in that account.

2. Invite your tenants

Send each tenant an email invitation to their portal. They create an account, see what is due, and can set up autopay so rent is charged automatically each month. You do not have to send reminders or chase checks.

3. Choose ACH or card

Tenants can pay by ACH bank transfer or debit and credit card. ACH is cheaper and best for recurring rent; cards are convenient for one-off payments. With Sumio, the tenant covers a small convenience fee, so you receive the full rent amount.

4. Track payments and follow up

Once payments are flowing, your dashboard shows what is paid, what is late, and the balance for each unit. Late-payment reminders can go out automatically, and every payment is recorded for tax time, so there is no manual reconciliation.
